Selling a Historic Property – The Spectacular Wedding Cake House in Salem

Coined the “Spectacular Wedding Cake Henry M Brooks Cottage” by historian John Goff, 260 Lafayette St in Salem is nothing short of amazing. A stunning example of Gothic Revival Architecture, the building is simply one of a kind. High ceilings, paneled walls, gorgeous hardwood floors, diamond-paned windows, coffered ceilings, two fireplaces, and beautiful moldings are some of the original detail throughout.

As a historic home enthusiast, it was an honor to list the first floor unit in this iconic Salem property alongside my colleague, Heather Murray.

Working on a short-time frame to prep the unit for the fall market, we created a comprehensive strategy for the owners to sell quickly and for top dollar. Just 36 hours after launching, our clients received a competitive bid over asking price from a very excited buyer party. The transaction could not have gone smoother.

Handling a historic home sale takes extra care and attention to detail. A few of the services that I provide include:

  • Develop a compelling story that entices buyers and highlights any interesting facts about the property’s past. This can take serious research, by reviewing past deeds and homeowner lineage on the public record.
  • Create a punch list of cost effective improvements that will garner the best return on investment. The maintenance on older homes is never ending. It can be hard to know where to draw the line and I can help weigh the pros and cons of potential upgrades.
  • Analyze your property from a buyer’s perspective and develop a list of solutions to overcome objections. With old homes in particular, buyers may be wary of knob and tube wiring or asbestos siding. By disclosing certain information and educating buyers on how to handle these situations, you can minimize the risk of buyers getting cold feet.
  • Collaborate on pricing strategy to achieve your goals. Historic homes and antiques can be challenging to price because of their unique features. In many markets, like Salem, I have a Rolodex in my mind of recent inventory. This makes it easy for me to compare and contrast your home to others and carve out its value proposition.
